LEASING CONSULTANT PROPERTY MANAGEMENT, DUBAI

Overview The role will be situated on-site an exclusive Property Management portfolio in the Nad Al Hammar area in Dubai. The role will require full client liaison, rental management, contract negotiation and maintenance coordination, and tenant management from enquiry to handover. To provide an exceptional, professional and thorough property management service at all times, promoting the Cluttons brand and upholding its international reputation. Responsibilities Maintaining properties by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and other service providers. Assume supervisory responsibilities and management of the property in conjunction with the local property management team. Assist in handling of tenant service requests and issues, as required. Accompany clients or prospective clients in viewing the property. Conduct follow up activity as needed with new and current tenants in order to establish and maintain positive tenant relations. Assist in the processing, monitoring and recording of purchase order invoices into the data management systems. Maintain general working knowledge of local property laws and regulation in regards to the collection of delinquent accounts. Keep up to date with local RERA regulation and compliance and rental matters/process at the relevant authorities. Assist property managers in ensuring that all leases and addenda are completed accurately in regards to addresses, names, rates, etc. Entry of all resident information in relation to walk-in traffic, move-ins, move-outs, apartment conditions, etc. Understand all aspects of management including administrative and financial duties. Inspects property common areas, units and grounds on regular basis, if required by the property manager/management team. Demonstrate an interest and understanding of financial and operational report requirements. Perform other duties as assigned. Working to a target as set by management to achieve commission payments. Responsible for conducting viewings, negotiations with clients, completion of paperwork and handover. Abiding by local Real Estate practice and RICS business standards and codes of ethics. Continually networking and identifying business opportunities, including attending real estate exhibitions and keeping updated with latest local and national property market information and laws. Undertake negotiations by keeping in close contact with the landlord, tenant and other agents. Ensure punctual attendance for all internal and external business commitments. Referring leads/property management issues to colleagues, as appropriate. Research and highlight any competitor activities in the market. Qualifications Essential qualifications Educated to at least high school or college equivalent. Minimum of 2-3 years experience in a similar property management role within the UAE. Sound knowledge of the local property market. UAE driving license holder with own car. Competent computer skills/data management system experience. RERA qualified (broker card holder) or attended Certified Property Management Training (CPM), preferred. Essential experience Knowledge of property rental management, Property maintenance, RERA regulations. Diplomatic and confident in presentation delivery. Ability to work as part of a team. Good negotiaton and ‘people skills’. High level of written and verbal communication skills. Attention to detail. Well-developed interpersonal skills and ability to build and sustain client relationships at higher level. Able to work non-standard hours and be available to respond to additional tasks as per business needs
