Non Residential Lead

Purpose of the Job The RAH development project requires the services of a Non Residential Lead to be responsible for managing the quality for the non residential design works and future construction being delivered by appointed design consultants The Non Residential - Lead will form part of the directly employed project management team of RAH and will take responsibility for delivery across all of the non residential types of buildings which are included in the development unless otherwise directed by the Development Manager This project management team will manage the contractors and consultants appointed to deliver the project Dimensions Critical Interfaces As a key member of the Development team the non Residential - Lead will interface directly with the Development Manager Other critical interfaces will be with the Design manager and the Construction Team The Non Residential - Lead will also have day-to-day liaison with external contractors and consultants Specific responsibilities are as follows Devising and operating quality control procedures which will ensure that the appropriate high standards of design and quality is achieved Monitoring the progress and performance of the consultants contractors working on the project and feeding back comments to the development team as necessary To ensure all contracts are properly administered and that all the necessary permits warranties guarantees and other performance criteria are obtained and adhered to To ensure that the development is constructed in accordance with the approved installation and construction procedures method statements and risk assessments Resolving design issues as they arise on a day-to-day basis Monitoring the non residential design delivery programme schedules and costs to ensure completion of contracts in time within cost and at the required quality Liaison with other senior engineers to ensure delivery of other components ie Infrastructure are aligned to the overall programme Reporting in a regular and timely manner to RAH management team Organisation The Non Residential Lead Project will report directly to the Development Manager The position is based on site at RAH Qurm Muscat Sultanate of Oman Experience Qualifications Needed A degree in Civil Engineering Building Surveying Architecture or other related construction profession with membership of appropriated institutes - for example Civil Engineers ICE Architects RIBA Building CIOB an advantage At least 12 - 15 years construction experience preferably focussing on non residential delivery for a range of projects and buildings Experience managing the delivery of high end resort type development including guest house golf club house and private club facilities replacing the existing RAH Club in a mixed used environment Experience of working with and understanding contracts is required Proficiency in appropriate computer programmes to manage delivery of the non-residential buildings and associated works to the appropriate standard is required Excellent inter-personal and presentation skills combined with the ability to work with all levels of an organisation including top management Proven ability to lead and work well with both consultants and contractors Principal Accountabilities The accountabilities are to ensure that Construction quality standards are achieved for all aspects of the non residential component of the development Consultants Contractors understand the quality and timeline requirements and conform with them Design of non Residential units are completed in conjunction with Infrastructure landscape and other disciplines and connections services are clearly identified on time All nominated plant is inspected and tested in accordance with approved inspection and test procedures relevant codes and standards Variations are to be kept to a minimum and where they occur are accurately recorded Site works such as early works are undertaken in accordance with all plans and permits Site works such as early works are undertaken in an orderly and tidy manner and in accordance with Health and safety requirements Handover for construction quality is correct with all documentation recorded ldquoKey learningrsquosrdquo are understood recorded and implemented Opportunities to ldquovalue engineerrdquo products are identified and taken by way of organised workshops throughout the design process Adequate liaison takes place with facility management and asset management to identify and minimise potential maintenance liabilities and difficulties To ensure that externally appointed consultants with construction responsibilities perform to their contracted and appropriate levels Design and Construction risks are identified shared and resolved The project risk management register is supported and updated to include the non-residential components of the project To prepare contributions to the budgetary process in liaison with the finance team to accurately identify costs and timing of the non

Project Architect

Purpose of the Job The RAH development project requires the services of an experienced Project Architect to assist the design manager with all aspects of concept and detailed design for the forthcoming development Through the design manager the position will relate closely to both the development and construction functions to ensure there is adequate co-ordination in order to deliver the project in line with the expected quality and timescales A significant amount the design work will be undertaken by consultants and therefore assisting with the critiquing of this external work and ensuring adequate co-ordination is an integral part of the role Dimensions Critical Interfaces As a member of the Design team the Project Architect will interface directly with the senior Design Manager Specific responsibilities under the direction of the Design Manager will include To refine and improve concept designs for the development To contribute to refine and improve the detailed designs produced by the external consultants To consider all aspects of the design process to ensure that a varied and quality environment will be created for all parts of the site and for all of the proposed uses To ensure that the landscaping design and the design of the buildings create an integrated final result of human scale To take opportunities through the design process to pro-actively suggest ways in which design can be used to optimise the development and to create a quality neighbourhood for the long term benefit of PDO Organisation The Project Architect will report directly to the Design Manager who is a member of the RAH management team The position is based on site at RAH Qurm Muscat Sultanate of Oman Experience Qualifications Needed A degree holder in Architecture or Design with at least 7 years experience in design activities Experience in residential and commercial design and development is required Experience of working on multi-use mixed developments in the Middle East would be an advantage Proficiency in appropriate computer programmes to assist with the design of the project Free hand sketch ability would be an advantage Excellent inter-personal and presentation skills combined with the ability to work with all levels of an organisation including top management Ability to work well with both external consultants and contractors taking the lead as required Principal Accountabilities The accountabilities are to To assist the Design Manager to ensure that the design consultants produce the required drawings and specifications on time and at the appropriate level of detail to comply with the planning and phasing of the project tendering and delivery Consider the environmental and social challenges of designing in Oman to maximise the appeal of the final result Ensure all mechanical and electrical design is undertaken correctly Liaise with structural and foundation designers to choose the optimum designs for each part of the development of RAH To assist the Design Manager to improve where necessary the interior designs produced by external consultants Ensure wherever possible a high degree of In Country Value is maintained during the design phase Challenges The RAH project is a substantial undertaking and specific design programming and delivery challenges are as follows Building on a site where residents are in-situ To ensuring that the business of PDO is unaffected by the development of RAH To create a product of the required quality when some materials and skills may not be available or have long lead-in times To resolve particular design issues associated with the Omani climate Manage effectively the co-ordination between the design consultants to maximise their effectiveness and to ensure that all design aspects are comprehensively addressed
